• YAHOO, the computer search engine has its own on-line newspaper. On page one, recently, they highlighted Sanibel and reported that the Gulf Coast beaches have some of the most beautiful white sand in the world. Why are we not surprised?

• A newspaper article from the Associated Press pointed to the inflationary pricing of European markets – as much as 100% in some markets - which makes Sanibel and Captiva very desirable to that market. We’ve already seen some of that.

It’s nice to hear compliments from a third party. It confirms what we have always known.

  MARKET RAMBLINGS

The real estate market on Sanibel and Captiva is in a lull – as it is in most of the country. It was starting to look pretty solid toward the end of 2007 and we looked forward to a stronger market going into 2008. But things became a little unsettled going into the first quarter of this year. We all know about the up and down cycles of the market. We’re presently in the final throes of a down cycle and, we think, on the way out of it. Your island paradise has always been more resilient than the norm and weathered market interruptions very well --- as it will this time. You can look forward to a market that will stabilize and grow. In fact, it may be on the brink of doing so as you read this!

To summarize where we are right now compared to the same period last year:

• Total sales of houses, condos and lots in the 1stQ are down across the board. Houses are doing better than condos and those that are inland or near beach are showing the best performance. All of them are taking a bit more time to sell.

But, the market is not without its bright spots.

• People are still buying island property in spite of the slip in the market. This is due to the recognition that island property has a unique value that transcends normal measures. In addition, properties continue to be listed at about the same rate as the last year or two which indicates a solid feeling for the market. And, unlike the general market, prices have not seriously declined. This is another indication of our island’s stability.

Nobody knows for sure what the future holds. There are some experts who are saying that the market has already or is about to reach its low point and will be in recovery during this current year. The SMR Research Corp. is one of the experts. They were the first to declare (in 2002) that a housing bubble existed and would cause a market adjustment down the line. It appears they were right then and, we feel, they are right now. The market is stabilizing and getting ready to move forward.

People who buy at this opportune time will reap the benefits. There are many people who have shown interest in acquiring island property but can’t seem to get over the hurdle of market uncertainty. As a result there is a large demand that is unfulfilled. It will be satisfied when market confidence is restored. History shows that when confidence regains its luster the markets reflect it with upward movement. With market movement to look forward to, plus the lowest mortgage rates in many years and a wide variety of properties to consider, you might ask yourself if this is the right time to make that dream come true.

ANNIVERSARIES
There are some island anniversaries that are notable. SCCF is celebrating 40 years of island conservation, FISH is celebrating 25 years of service and ZONTA has racked up 20 years. Longevity in service is a good thing and they are to be congratulated. Next time hoist a few for them.

SMALL TOWN DOINGS
Well, we are approaching the quiet time on the islands. We’ve been through "season" and enjoyed all the folks who came to visit and we’re sure they enjoyed their stay at our island paradise. We hope they’ll come again. But just because season is over doesn’t mean that the island goes to sleep. There is plenty that you can do. You can visit the Ding Darling Refuge, SCCF, CROW. Enjoy our many restaurants, theatres and arts programs. There is always the beach, boating and golf. One of the highlights of the summer season is the 4th of July parade and picnic. MORE GOOD NEWS
The Florida Association of Realtors (FAR) recently held their mid-winter business meeting in Orlando. The Sanibel- Captiva Association attended and was recognized with an award. These meetings are attended by realtors from around the state to discuss key issues that affect the market. They also attend meetings and seminars on topics such as developing sound marketing strategies, latest computer technology and current industry trends. One of the industry trends discussed was the legislative impact on market behavior. There is a bill, recently passed by the Florida legislature, named Amendment 1 that provides property tax relief benefits – one of which is portability. It states that the Save Our Homes tax benefits can be transferred from the sold property to the newly purchased property. Florida Realtors have noted signs of increased interest from potential buyers that they attribute to this measure. The headline on a recent FAR article says, "Florida Realtors see signs of improving housing market, credit to Amendment 1. This is good news and we’re pleased to share it with you.

AIRPORT INFO
Our lil ole airport (SWFIA) continues to have good news. There are several things reported:

• This past year – 2007 – was a notable year for them. They exceeded eight million passengers, which is a significant achievement for an airport. And we love it because many of them come to our island paradise.

• They have introduced an interactive route map on their web site to make your travel planning easier. They are the first airport in the Americas to do so. Not bad.

• The FAA presented them with the Airport Safety Mark of Distinction award. This award recognizes exemplary initiative in the area of airport safety.

OUR PARADISE HAS A HEART
There is a group of islanders who formed the Good Neighbor Community Foundation several years ago. Its mission is to bring together those in need with those who care. We don’t usually think of Sanibel or Captiva as having people who need help. Most of their needs can’t be met without the help of charitable, concerned people. The Foundation fills that gap. It has more than $3.2 million in assets and has given out nearly $3 million in grants to non-profit organizations that support the islands and in scholarships to local students. Their current goal is to increase awareness among islanders and let them know that a donation to the Foundation will help make life better for their neighbors in need. SANIBEL AND CAPTIVA ARE GOING GREEN
There is an organization called the Green Lodging Program that certifies and awards facilities that meet their criteria. They will certify a facility as a green building when it is shown that it has minimal negative effects on the environment through careful selection of materials, construction methods, energy use strategies and maintenance strategies. There are seven accommodations on Sanibel and Captiva who are working toward qualifying for certification by the program – Dunes, Sanibel Inn, Seaside Inn, Song of the Sea, South Seas, Sundial and Sunset Beach. Congratulations to them. I’ve always thought that we are pretty good at meeting our responsibilities toward the environment. But, I guess there’s always room for improvement.

THE LIONS HAVE ROARED
Helen Keller once challenged the Lions Clubs to become Knights of the Blind. They stepped up to the plate and established a number of programs. One of them is Recycle for Sight. It calls for collecting glasses that are cleaned, repaired, sorted by prescription and then sent to needy people in developing countries worldwide. Sanibel and Captiva are participants in this program with about ten drop off points with collection boxes. They ask you to forage in your dresser drawers, closets, glove compartments, car consoles or wherever there might be outdated glasses you don’t use any more then go to a collection box and put them in. A THANK YOU FROM SANIBEL SCHOOLS
There was recently a raffle conducted to benefit Sanibel schools. The Sanibel School Fund, (a non-profit organization) conducted the raffle and it was a great success. There were over 1,500 tickets sold by many of the island retailers. The fund thanks all those who participated in the car raffle. It was great fun and well worth while.

MEMBERS NEEDED
The Sanibel-Captiva Conservation Foundation (SCCF) invites all islanders to join them during the 2008 membership drive and keep the SCCF mission alive and thriving. The memberships support the wildlife habitat management programs, environmental education outreach and the RECON water monitoring program. The Foundation is an important citizen of the islands and has done much to protect the special way of life we enjoy so much. Annual membership is $25 for individuals, $50 for families and $100 for businesses. There are, of course, incentives for joining which are over and above the great feeling you get for supporting such an important and worthwhile organization. YOUR NEW SANIBEL CITY CENTER
The present city center is a 200 acre area bounded by Periwinkle Way, Dunlop Road, Palm Ridge Road and Tarpon Bay road. It’s a mish mash of different styles that some feel are not very attractive. It is proposed to redevelop this land, which is in need of major renovation. The city has begun to develop architectural and site planning standards to end up with a beautiful, integrated city center. The Committee of the Islands watchdog group applauded the work done so far calling it a “breath of fresh air.” We will keep you up to date on the progress of this.
